The Quality Of The Marketing
“I want to thank you for the work you and Kelly did in selling our home in Pflugerville. “You may remember from our first conversation that Karen and I initially chose a realtor from outside of Pflugerville, specifically, from Austin. This was based on that realtor's aggressiveness in soliciting our business and a first-pass presentation that seemed able to market our home. I must admit that neither my wife nor myself are very experienced in real estate, and we believed what we had seen written in the Austin newspaper about how easy and fast it was to sell a home. “We discovered that reality isn't like the newspapers, unless you happen to live in some very specific neighborhoods. None of us really understood that our primary competition for buyers was the new housing going up all around us. After 2 months of frustration, missed opportunities, misinformation and no offers, we cancelled the contract with this realtor. “Karen and I realized that we needed to work with a local realtor - someone who knew our city and neighborhood, and could help us through the challenges of selling a home in Pflugerville. After interviewing several realtors, we found that you fit the bill. Not only were you local, but you were knowledgeable about the city, neighborhood, schools, and real estate market. Your fresh approach, novel ideas, easy accessibility and constant communication were a refreshing change. Your willingness to explain the local market, delineate the competition, and outline a progressive marketing plan was very appealing. I particularly liked the idea of the banner on our back fence, and the signs directing traffic from 10th Street to the front of the house where the brochures were found. What a world of difference these things made in attracting potential buyers. “From the time your sign went in our yard until the offer we accepted was 5 days! During this time, we had consistent traffic of pre-qualified buyers and realtors who made and kept their appointments. Not only was the quality of the marketing better, but so was the quality of the buyers and realtors. I would recommend you to any- and everyone. In fact, I already have, and I hope it brings you increased business. “One of the lasting impressions of Pflugerville is our relationship with you. I can't thank you enough for the time and effort you spent in seeing us through this transition, which, even though it was good news, is still difficult. I hope you get an opportunity to visit us in our new home, so you can see the fruits of your labors.”

First Time Buyers >A Realistic Evaluation
Your real estate agent's job is to find you the perfect home, in the right location, with all the amenities you want--and at the right price. It is the home inspector's job to find any skeletons in the closet -- or in the plumbing, wiring, roof, basement and beams.
The inspector won't pass or fail a home based on what he or she finds, but will go over the house thoroughly to help you understand the condition of the property you are buying. If there are any serious problems, your inspector can give you a realistic idea of how much the repairs will cost. If there are material defects that were not reflected in the asking price, you will have the opportunity to re-open negotiations with your sellers before you commit to the purchase. A good inspector will also explain the operation of the basic emergency systems such as the main water cut off valve and the circuit breaker box, and will go over items that will need routine maintenance.
If you are buying a house, we recommend that you make a professional home inspector part of your home purchase team.
